Waterproofing — crystalline, bituminous, PU and cementitious compared

Water ingress is the single most common cause of structural damage and interior damage in Indian buildings. Choosing the right waterproofing system for each location can prevent decades of repair costs.

Simple summary — for homeowners

For terraces and flat roofs, use a PU (polyurethane) or bituminous membrane system — these flex with the structure and handle Bengaluru's monsoon. For bathrooms, cementitious waterproofing applied before tiling is standard and effective. For water tanks and sumps, crystalline waterproofing is the best choice — it becomes part of the concrete and is permanent. Never use acrylic coating alone as the primary waterproofing system — it is a top coat, not a primary barrier. Always waterproof before tiling or plastering — retrofitting is 3–5× more expensive.

Where to waterproof — location guide

Terrace / flat roof
PU coating or bituminous membrane + screed protection
Exposed to UV, thermal movement and direct rain. Needs flexibility and UV resistance.
Bathrooms and wet areas
Cementitious waterproofing on walls (up to 300mm above floor) and full floor
Applied before tiling. Brush-applied in 2 coats. Allow 24 hours between coats.
Sump and water tank
Crystalline waterproofing — integral to concrete mix or brush-applied
Permanent solution. Crystals grow into the concrete pores and block water ingress.
Basement and below-grade walls
HDPE membrane or bituminous coating on external face
Applied before backfilling. External waterproofing is more effective than internal.
Expansion joints
PU sealant + backer rod
Joints move — only flexible sealants can accommodate movement without cracking.
External walls
Waterproof exterior emulsion paint + crack filler for cracks
Paint provides first line of defence. Cracks must be filled before painting.

Common waterproofing mistakes

Skipping the substrate preparation
Waterproofing applied on dusty, oily or weak surfaces will delaminate. Surface must be clean, sound and slightly damp before application.

Not waterproofing corners and edges
90% of leaks originate at junctions — wall-floor junction, pipe penetrations and parapet edges. These must be reinforced with fibre mesh before waterproofing.

Applying single coat
All waterproofing systems require minimum 2 coats applied in perpendicular directions. Single coat application will leave pinholes.

Not doing a flood test
After waterproofing and before tiling, flood the area with 50mm of water for 24–48 hours. Any seepage below confirms failure — fix before tiling.

Choosing the cheapest contractor
Waterproofing is 1–3% of your construction cost but protects 100% of your investment. Use only experienced contractors with a 5-year workmanship warranty.
